Clean Sells
When preparing your house to sell clean, clean, clean! Look for dirt in areas that you wouldn’t necessarily think of. In the basement, clean everything (pipes, water heater, ceiling, etc.). A clean furnace automatically looks well maintained & can leave the potential buyer with a good impression of your house. A house that sparkles sells quickly & for more money!
Warm up the house!
If you're selling during the winter, think warm, cozy and homey.
Before a buyer comes through, adjust the thermostat to a warmer temperature to make it welcoming.
If you have a gas fireplace, turn it on right before the tour and give the house "a little ambience."
With a wood-burning fireplace, you've got to be a little more careful. Adjust the heat to a comfortable temperature and have the hearth set for a fire. Buyers feel the warmth and see the potential, and it can be a nice touch.
Always remember that a home purchase is an emotional decision, so create an emotional
experience by warming up the house!
Leave the Lights on!
First of all, make the most of your home’s valuable natural light. Make sure to thoroughly clean all of the windows. Curtains and blinds should be open as wide as possible during showings. Clean all the lamps and built-in light fixtures, and replace the bulbs with the highest wattage that they will safely accommodate. Before you leave the house for a showing, turn on all the lights (inside and out) even during the day. A house always feels warmer and more inviting when the lights are on.
Instead of stumbling around searching for lights and switches, your potential buyers will feel invited and welcome!
Oh, that smell!
The number one favorite aroma that just about everybody likes is Chocolate chip cookies. Other popular scents include bread, apple pie, apple cider, or anything with cinnamon or vanilla. Be careful not to overdo it. Scented candles in every room or those plug-in air fresheners can leave buyers wondering what you're trying to hide.
Also, nothing will turn off a potential buyer sooner than unpleasant pet or smoke odors. Since we are often accustom to (and therefore “immune” to) the smells in our house, ask a friend or relative to come in and give you an honest and straight forward sniff test. Since odors can cling to all surfaces, you may need to have everything professionally cleaned or replace carpets, curtains, etc. before selling.
